What is the price range of the subdivision?
Our pricing ranges from $550,000 – $800,000.
Is there an HOA?
Prairie Field will enjoy the benefit of a reasonable Declaration of Covenants and Restrictions that will help to ensure beautiful and well-planned community while still allowing single-family homeowners the freedom to express themselves within their home ownership.
The Homes Association will allow for the regular maintenance and operation of the pool, trails, recreation areas and entrances. Annual fee is $695. At the earliest opportunity the Developer plans to turn the Association over to the residents.

Is Maintenance Provided?
Only the Villas will be maintenance provided. Villa amenities include snow removal and lawn care, as well as walking trails and pool access shared by the residential single family homes. Please contact Bob Sanders for questions about the Villas: 816-517-5720

Can I bring my own builder?
To maintain a consistent, high quality subdivision, we have hand selected six established builders with exceptional reputations:
Hearthside Homes, IHB (Integrity Homes), McBee Custom Homes, Sterling Homes and Wiest Homes.
The seventh exceptional builder is Westland Construction, who will be building all of the Villas within Prairie Field.
How many homes will be in this subdivision?
There will be 196 single family homes and 89 villas total.
Can I pick my lot?
Lot Reservations for Phase 5 will be open for Prairie Field single family homes in 2026.
Lot reservations are good for 30 days following Clay County giving the developer and builders the approval they can pull permits.
Lot reservations will require $1,000 deposit that will be refundable in the event you decide not to build, transferable to another lot or applied to your new construction contract with the builder.
